The current LAU (Urban lease law) states that:
- DURATION: The duration of the housing lease contracts will be freely agreed between the parties, with some nuances, in relation to those contracts in which the lessor is a natural person, the tenant will have the right to be in the house for a minimum of 5 years, and in those contracts in which the lessor is a legal person, the tenant will have the right to be in the home a minimum of 7 years.
- EXTENSION: Once the expiration of the housing contract has arrived, the tenant will have the right to have the contract extended to a maximum of 3 years, as long as the landlord had not notified you 4 months before with the expiration of the contract that it would expire.
- EXTENSION: Similarly, the contract will not be extended if the tenant / lessee notifies his landlord two months in advance of the expiration date of the contract.
- RENT: Regarding income, It will be freely agreed between the parties that must be stated in the contract and said income may be updated annually according to the IPC (Consumer Protection Index). If there is no update in the contract, the contract will not be updated at any time.
- BOND: The current Urban Leasing Law establishes in relation to housing lease contracts that the lessee / tenant must pay the landlord of 1 month of rent as a legal and compulsory deposit.
- ADDITIONAL WARRANTY: Similarly, establishes or regulates the possibility for the lessor to request an additional guarantee that in the case of home leases will be a maximum of 2 monthly payments of the rent agreed upon when signing the contract.
